For Guests
1. Introduction
By booking accommodation through ACDC Tenerife Services (“We”, “Our”, or “Us”), you (“Guest”) agree to these Terms and Conditions. These govern your stay and outline our responsibilities as your property manager.
2. Booking and Payments
- Booking Confirmation: Your booking is confirmed once payment is received. We will provide all details regarding the property, check-in, and check-out upon confirmation.
- Payment Terms: Payment must be made in full at the time of booking. Payment methods include credit card, bank transfer, or other methods agreed upon during the booking process.
- Security Deposit: A security deposit may be required and will be refunded after your stay, pending a final inspection of the property for any damages or additional cleaning needs.
3. Cancellations and Refunds

6. Liability
- We are not responsible for any injuries, accidents, or loss of personal belongings during your stay. Guests are advised to take out their own travel insurance to cover these eventualities.
7. Emergency Assistance
- Our team is available 24/7 to handle emergencies during your stay. Please contact us immediately if any urgent issues arise related to the property.
8. Privacy
- We respect your privacy. Any personal information collected for the purposes of your booking will be used solely for service delivery and will not be shared with third parties, except where required by law.
9. Force Majeure
- We are not responsible for any failure to fulfill our obligations due to events beyond our control, such as natural disasters, strikes, or other unforeseeable circumstances that may affect your stay.

For Property Owners
1. Introduction
These Terms and Conditions govern the agreement between ACDC Tenerife Services (“We”, “Our”, or “Us”) and the property owner (“You”, “Owner”) for the management and care of your rental property.
2. Services Provided
- Property Management: We will manage all aspects of short-term rental services, including guest check-ins/check-outs, cleaning coordination, maintenance, and local assistance.
- Marketing: We will market your property on online platforms such as Airbnb, Booking.com, and others. This includes creating and managing your property listing, updating availability, and responding to guest inquiries.
- Dynamic Pricing: We will implement a flexible pricing strategy based on seasonal trends and market demand to optimize occupancy and maximize your revenue.
3. Fees and Payments
- Management Fee: Our fee is based on a percentage of rental income, agreed upon in the contract. Payment of this fee will be automatically deducted from rental income before disbursement to you.
- Additional Services: Any additional services requested by the owner, such as property repairs or major upgrades, will be billed separately and require owner approval.
- Payment Disbursement: Rental income, minus management fees and any other agreed-upon charges, will be disbursed to the owner on a [weekly/monthly] basis, accompanied by an earnings report.
4. Owner Responsibilities
- Property Condition: You agree to maintain the property in a safe and rentable condition. Any necessary repairs or upgrades must be handled promptly to ensure the property meets guest expectations.
- Legal Compliance: You are responsible for ensuring the property complies with all local laws and regulations, including obtaining required permits and paying local taxes. ACDC Tenerife Services will assist with regulatory compliance where necessary.
- Insurance: You are required to maintain adequate property insurance, including coverage for damages caused by tenants.
5. Cancellations
- Owner Cancellations: Should the owner wish to withdraw the property from short-term rentals for personal use or other reasons, we require at least [insert notice period] notice. Any pre-existing bookings must be honored unless otherwise agreed with us and the guest.
6. Property Damage
- We will screen guests and require security deposits to cover potential damages. However, in the event of significant damage beyond the deposit amount, the owner is responsible for repair costs. We will coordinate any necessary repairs and keep you informed throughout the process.
7. Marketing and Booking Management
- Listing Accuracy: We will create and maintain accurate property listings, including photos, descriptions, and amenity details. Owners are responsible for providing updated information on the property, such as new features or renovations.
- Booking Control: Owners may block off certain dates for personal use, provided sufficient notice is given to avoid overlapping bookings.
8. Liability
- ACDC Tenerife Services is not liable for any direct or indirect losses incurred by the owner, including but not limited to lost rental income, property damage, or non-compliance with local laws. Our responsibility is limited to managing the property as per our contract.
9. Termination of Agreement
